For Iranians, European investment usually has three motives: protecting capital outside rial volatility, earning in hard currency, and — on some routes — family residency. Marketing pretends these three are one. At ArenOne we treat investment as a financial decision first; residency is a second layer only when it fits.

Four common portfolios (and for whom)

Residential/rental property: relative liquidity, simpler management, usually moderate net yield. Hotels: higher capital and complexity. A European company: for real entrepreneurs — not shell companies. Residency-by-investment (e.g. golden visa): residency first, financial return second.

  • Want to work actively → work/startup routes often beat "buy for a card"

Realistic returns — without brochure numbers

Net residential yields in busy European cities often sit roughly in the 2.5–5% range after tax and management. Hotels can look stronger operationally — if you see real financials, not a sales deck.

Our rule: any pitch of "guaranteed double-digit returns with no risk" is rejected until proven otherwise.

Residency via capital — when it makes sense

When your budget matches a programme such as Greece's golden visa and family comes first, residency-by-investment can be an excellent plan B. When you are barely at the threshold and must buy the wrong region just to get a card, a passive-income route (e.g. Portugal D7) plus a separate property is often better value.

  • Counterparty risk: seller, developer or hotel operator
  • Source-of-funds and remittance limits
