Work residency and investment in Germany
Germany for work, rental property and boutique hotels with real numbers
Public tuition
€0 (semester fee only)
Net rental yield
usually conservative after tax/costs
Boutique hotel
financials + operator required
PR
from 21 months (Blue Card) — not from buying property
Europe's largest economy: Blue Card careers, deep rental markets, and boutique hotels with transparent operators. ArenOne models work, property, hotels and residency separately. A deed alone does not create German residency or a passport.
Investment property in Germany
Deep rental market, but net yields after tax, management and upkeep are often conservative. Berlin/Munich/Hamburg follow different logics — budget transfer tax from day one.
- Goal: rental, living or value hold?
- Independent title & debt checks
- Property ≠ automatic residency
- See the CH/DE/AT/FR property guide
Boutique hotels in Germany
A boutique hotel or small lodging only makes sense with financials, an operator contract and a weak-season occupancy scenario. A hotel is an operating business — not a “guaranteed income” slide.
- City vs tourist destination
- We read opex before introducing a project
- We reject residency-from-hotel-buy claims without a legal basis
Blue Card — a real residency path
Degree + qualifying job offer → Blue Card → PR (from about 21 months with B1). That is a work route, not a property purchase. Medical-staff recognition is our specialty.
Truly free study
No tuition at public universities — semester fees only. Blocked account and Studienkolleg open the path for Iranian diploma holders.
- Tuition-free public unis
- Ausbildung: study + salary
- 120 full work days/yr
- 18-month post-study job-seeker visa

Frequently asked questions
Does buying property in Germany grant residency or a passport?
Not as a general rule. Germany has no property golden visa; ownership alone does not create residency or a passport. Real routes are usually work (Blue Card), study→work or other legal permits — we model property separately from residency.
Does a German boutique hotel investment make sense?
Only with transparent financials, an operator contract and occupancy risk. A boutique hotel is a business; we reject “guaranteed income without documents.” See hotel investment and the boutique-hotel guide.
Germany, France or Austria for property?
Germany: deep rentals and work routes. France: notaire and lifestyle/value. Austria: long-hold and Alps. All three usually without automatic residency from purchase — we shortlist by budget and goal.
